Anything told me in confidence will never be disclosed, unless of course, it breaks the law.

An estimate of closing costs and loan fees are provided to my clients, with a pre-audit from the title company just before close of escrow, so the Buyers know how much money to bring to the closing table. If at all possible, I am in attendance at the closing.

My care and diligence go beyond reasonable. If I see anything I feel is a negative, it is pointed out to my client immediately.

I provide a list of EVERY property that falls within my client's parameters. I also provide a list of title companies, insurance companies, lenders, etc.

   

I am exceedingly loyal to my clients, and hope my clients will be loyal to me by selecting me as the only Realtor. My clients can rest assured that I will follow their directions explicitly.

I am accountable to my clients for all of my actions.

    
Disclosure is exceedingly importance. In addition to honestly answering any of my Buyers' questions, I obtain a Seller Property Disclosure Statement (SPDS), within five days of an accepted contract. A seller must answer such questions as (but not limited to), whether or not the Seller has entered into a rental agreement, are there any assessments affecting the property, is there legal access to the parcel, are there any roof leaks past or present, any interior wall-ceiling-door-window-floor problems, termites, heating or cooling problems, plumbing or electrical, or other related problems, and any difficulties with a pool or spa. Has the Seller observed scorpions, rodents, rabid animals, or bee swarms?

The Seller must disclose questions on utilities, environmental problems, and problems with the septic system or sewer lines. And, finally, Lines 202 and 203 of the SPDS asks the Seller, "What other material( important) information are you aware of concerning the property that might affect the Buyer's decision-making process, the value of the property, or its use"?
